Pre-engineered building or conventional steel: which one your structure actually calls for

Most buyers arrive with the decision already half-made, usually because the last contractor they spoke to supplied one system and not the other. That is not a technical basis for choosing. The honest test is simpler, and it has nothing to do with the supplier.

A pre-engineered building suits a regular, repeating envelope. A warehouse, a store, a workshop: the frame can be optimised to a standard bay and fabricated to a repeated detail, and the repetition is where the saving comes from. If your building is essentially the same cross-section repeated down its length, this is the system that will be cheaper and faster, and there is no engineering reason to pay for anything else.

Conventional structural steel suits the opposite case: an irregular geometry, heavy point loads, or a frame that carries equipment and services rather than only enclosing space. A pipe rack is the clearest example — it exists to support pipework and cable trays, its loads arrive at particular points rather than spread across a roof plane, and it does not repeat in a way a standard bay can capture. Forcing that into a pre-engineered system means fighting the system's assumptions at every frame.

The cases that need real thought are the ones in between. A warehouse with a heavy crane runway is a repeating envelope carrying a point load that moves. A workshop with a mezzanine and a plant deck is a standard shell with an irregular interior. In practice these are often built as a pre-engineered shell with conventional steel where the loads concentrate, and the question is where to put the boundary between them.

What matters commercially is that whoever advises you should be able to build both.
