Pre-Engineered Factory Buildings

How is a factory building different from a warehouse?

Both are usually steel halls with a roof and wall cladding, and many factories are pre-engineered buildings made from repeating frames. The difference is what happens inside. A warehouse stores goods. A factory runs a process, and that process can produce heat, steam, water, dust or strict hygiene rules that the building has to handle.

Those conditions reach the steel. A bottling hall that is hosed down needs cladding and joints that will not trap water. A hot process needs a way for heat to leave through the roof. A food building needs surfaces without ledges and gaps where dirt can collect. Each of these is decided in the design, not added later.

The production line also shapes the frame. Machines, conveyors and the routes that forklifts and deliveries take decide where columns can stand. Equipment hung from the roof, such as pipework or a crane, adds load the frame must carry, and a pre-engineered frame has little spare strength for loads nobody mentioned.

Before you decide

What the production process asks of the building

Three questions about your process shape most of a factory design. Answering them early avoids changing the steel after it is made.

Is the floor wet or clean?

If the hall is washed down, or food is handled, the cladding, the wall base and every junction are detailed to shed water and stay cleanable. This affects the cladding choice and the steel details, so say which areas are wet or hygienic.

Does the process run hot?

Machines such as those in plastics production give off heat that collects under the roof. Roof ventilation lets it escape, and it is detailed with the roof, as on Al Radef’s plastics factory. Tell the designer which machines produce heat and where they stand.

What will hang from the roof?

Cranes, pipework, ducts, cable trays and lighting all add load to the frame. A pre-engineered frame is designed closely to its loads, so equipment added after fabrication often means reworking the steel. List current and planned equipment at the start.

How a factory building project runs

The process information comes first, because the frame and envelope are designed around it.

    Process and scope confirmed

    You share the production layout and the conditions inside. Masas confirms the scope in writing, including wet, hot or hygienic areas and the loads on the frame, before quoting.

  2. 02

    Design and approval

    Shop drawings, a method statement, an inspection and test plan and a risk assessment go to your consultant for approval against QCS 2014, the Qatar Construction Specifications.

  3. 03

    Fabrication in Al Wukair

    Steel is cut, welded to AWS standards and protected to the project specification in the Masas workshop, then inspected against the approved plan before it is transported.

  4. 04

    Frame, envelope, handover

    Frame, roof and wall cladding are erected in the sequence agreed with the main contractor, so equipment installation can follow. Snagging, as-built documents and certificates close the package.

What to send for an accurate quotation

  1. The production layout

    Where machines, conveyors, storage and loading areas sit, and where vehicles and forklifts move. This decides where columns can go.

  2. Conditions inside the building

    Whether areas are washed down, handle food, run hot or produce dust or steam. These set the cladding, detailing and roof ventilation.

  3. Equipment carried by the frame

    Cranes, hoists, pipework, ducts and anything else fixed to the steel, including equipment you plan to add later.

  4. Site, drawings and package

    The plot location and any drawings, and whether you need design, supply, erection or all three, with or without cladding.

Does Masas build factory buildings for food and beverage production?

Masas has built factory buildings in the New Industrial Area, for Lusail Mineral Water and Al Radef, and in Mesaieed, for QPS. Fabrication for every project takes place in the Masas workshop and yard in Al Wukair, south of Doha, before the steel goes to site.
Should a factory be pre-engineered or conventional steel?
It depends on the loads. A regular hall with its load spread across the roof suits a pre-engineered building. Heavy cranes or process equipment carried at particular points often call for conventional steel, sometimes only in part of the building. Masas builds both, and can advise from the drawings and the loading.
Can Masas supply the factory frame and its cladding together?
Yes. Roofing and cladding systems are named in Masas’s ISO-certified scope alongside pre-engineered buildings and industrial facilities, so the frame and the envelope can come under one subcontract.
