Pre-Engineered Buildings

Workshops and showrooms in Qatar

Steel buildings for vehicle and equipment workshops, service centres and showrooms. Masas designs, fabricates and erects them for dealers, trading companies and plant owners who need space to work, display or both.

Drawings or a written scope is enough to price it.

Workshops, Showrooms & Service Centres

A workshop is sized by the largest vehicle that must drive inside.

Truck & Crane’s workshop in Al Wakrah had its headroom and doors set by the tallest machine. Nobel Trading’s building puts a glazed showroom and a service bay on one frame. Masas also built two manufacturer-branded service centres in Doha.

Workshops, Showrooms & Service Centres

What does a workshop or showroom building need?

A workshop is a working space for maintaining vehicles, cranes or equipment. It needs enough height and door width for the largest machine to get in, an open floor where it can be worked on, and a frame that stays clear of the service positions. Most are regular steel halls, often pre-engineered.

A showroom has a different job. It faces the public, usually behind large areas of glass, and it has to look finished. Glass cannot bend the way metal sheeting can, so the steel around a glazed frontage is designed to move less under wind and load than steel behind ordinary cladding.

Many businesses want both in one building: a showroom at the front and a service bay behind it. Putting them on the same frame avoids two structures, but each part keeps its own needs. The design has to join a finished public front to a working back without either compromising the other.

How a workshop or showroom project runs

The vehicles and the frontage are pinned down first, then every later stage works to them.

  1. 01

    Vehicles and uses agreed

Masas confirms the scope in writing before quoting: the largest vehicles, door sizes, the showroom and workshop areas, and any manufacturer’s standard the building must meet.

  2. 02

    Drawings approved

Shop drawings, a method statement, an inspection and test plan and a risk assessment go to the consultant for approval against QCS 2014 before any steel is cut.

  3. 03

    Workshop fabrication

The frame, including the steel around door openings and glazing, is cut, welded to AWS standards and protected in Al Wukair, and inspected against the approved plan.

  4. 04

    Erection, cladding and handover

Frame and cladding go up in the sequence agreed with the main contractor, leaving openings ready for doors and glazing. Snagging, as-built documents and certificates close the package.

Before you decide

What shapes the design and the price

Four decisions set most of a workshop or showroom design. Each is cheaper to settle on paper than to change in steel.

Plain terms

Terms you will see on the drawings

These words decide whether your vehicles fit and whether the frontage looks the way it was drawn.

Service bay

The working area where one vehicle or machine is parked for maintenance. The number of bays, and the space around each for people and tools, sets the size of the workshop and where columns cannot stand.

Structural opening

The gap left in the steel frame for a door or window, framed with extra steel around its edges. It must be larger than the door itself, so door sizes need to be fixed before the frame is designed.

Headroom

The height available inside, measured to the lowest steel, light or pipe overhead. For a workshop it must clear the tallest vehicle, plus anything that rises during work, such as a tipper body or a crane boom.

Deflection

How much a beam or column bends under load or wind. Every frame bends slightly. Glazing tolerates less movement than metal cladding, so a glazed showroom frontage is designed to tighter deflection limits.

For a quotation

What to send for an accurate quotation

  1. Your largest vehicles

The type, height and width of the biggest trucks, cranes or machines that will come inside, including raised booms or bodies during work.

  2. Layout of bays and showroom

How many service bays you need, where the showroom and offices sit, and how vehicles enter, turn and leave.

  3. Doors, glazing and brand rules

Door sizes and positions, the extent of glazed frontage, and any manufacturer’s building standard the centre must follow.

  4. Loads and package scope

Any overhead crane, hoist or mezzanine, and whether you need design, supply, erection or all three, with or without cladding.

Common questions

Can Masas build a workshop for trucks and mobile cranes?
Yes. Masas engineered, fabricated and erected Truck & Crane’s workshop in Al Wakrah, sized for truck and mobile crane maintenance. The headroom and the door openings were set by the tallest machine that has to get inside, which is the first dimension to agree for any heavy vehicle workshop.
Does Masas build service centres to a car manufacturer’s standard?
Yes. Masas engineered, fabricated and erected two manufacturer-branded vehicle service centres in Doha. A branded service centre is built to the manufacturer’s own standard as well as to the local code, and the steel has to satisfy both, so the brand’s requirements should be shared before design starts.
Can a showroom and a workshop share one building?
Yes. Masas designed, fabricated and erected a combined showroom and workshop for Nobel Trading in Al Wakrah, with a glazed public frontage on one side of the same frame as a working service bay. The glazed side and the workshop side have different needs, so they are designed together from the start.
Does Masas build workshops other than vehicle workshops?
Yes. Masas fabricated and erected a carpentry workshop building for Al Asmakh in the Industrial Area, and engineered, fabricated and erected a workshop for Masas Access & Services in Al Wakrah. In each case the use inside, the machines and the doors decide the layout of the frame.
Can Masas erect a workshop frame that another company fabricated?
Yes. Masas prices a workshop or showroom as a full package of design, fabrication and erection, or as any part of it: design only, supply only, or erection of steel fabricated by others. Roofing and cladding can be added on a Masas frame or on a frame supplied by others.
